Central
Stuttgart
A modern office building in the city center with a glass facade and surrounding trees.
The location is impressive
Hines is realizing the redesign of a commercial and office building—the Central project. The project is being developed in the heart of downtown Stuttgart, right next to City Hall, the Breuninger department store, and other central facilities. Following the demolition of the existing building above ground, construction will soon begin and a contemporary redesign will take place. The project, which has been part of the open-ended Core Plus fund Hines European Property Partners (HEPP) since 2022, will offer attractive space for small-scale retail, cafes, and local suppliers in addition to office use. Deloitte is leasing all office space.
In addition, the building will meet the criteria of the AFBA seal for allergy-friendly and healthy working. This will create a modern working and living environment that is not only architecturally and functionally impressive, but also sustainably supports indoor air quality and user well-being through medically tested standards.
New sightline between the market square and the Bohnenviertel district
“Healthy buildings are the future of our cities. With the AFBA pre-certificate, Central will become a flagship project for a new generation of working environments – measurably healthier, scientifically sound, and sustainable”, says Angela Balatoni, Managing Director of AFBA.
